Today,\u00a0we&#8217;re\u00a0kicking off a multi-part series on data centers, the infrastructure behind cloud computing, AI, and so much of our digital world.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah,\u00a0they&#8217;re\u00a0becoming a bigger market story as AI drives demand for more computing power, electricity, real estate, and H2O. In episode one,\u00a0we&#8217;ll\u00a0cover the basics, what they are, where\u00a0they&#8217;re\u00a0being built, and why investment has surged.\u00a0Let&#8217;s\u00a0get into it.\u00a0<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Okay, so Hunter, data centers have been, I think in a lot of respects, if\u00a0you&#8217;re\u00a0not really digging into it,\u00a0they&#8217;ve\u00a0been\u00a0sort of the\u00a0story on the periphery in the market. You hear stories about where\u00a0they&#8217;re\u00a0being built, how\u00a0they&#8217;re\u00a0being built. States\u00a0shutting\u00a0them down.\u00a0Yeah, all kinds of stuff. A moratorium on them, all that.\u00a0You&#8217;re\u00a0right.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But I also think that probably the average person doesn&#8217;t really fully understand the story, so we&#8217;re starting the story today.\u00a0That&#8217;s\u00a0right. And\u00a0we&#8217;re\u00a0storytellers, you know?\u00a0We&#8217;re\u00a0all about history and\u00a0sort of simplifying\u00a0the complexities, and\u00a0I think this\u00a0is something that Judson, you and I talked about doing. As soon as you start hearing places like New York that are like, &#8220;No more data centers,&#8221; and you hear about space data centers, and you hear about, &#8220;Hey, in Texas, you now have to stand up all your own power, and you have to have an energy audit,&#8221; and all these things as Texas sees more and more of them.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And it is really a fascinating story. And what I will say, listeners, is that data centers are only going to continue to grow. And the reason is that\u00a0you&#8217;re\u00a0dealing now with a\u00a0world where\u00a0we&#8217;re\u00a0about to have\u00a0more and more\u00a0autonomous vehicles.\u00a0We&#8217;re\u00a0going to\u00a0have more and more robotics, and all of these things require data centers.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But the really interesting thing is that I think people, Judson, might think that this is brand new.\u00a0The data centers just started, like\u00a0we&#8217;ve\u00a0never had them before, right? And\u00a0it&#8217;s\u00a0only\u00a0a result\u00a0of AI. Is that true?\u00a0It is absolutely not true.\u00a0If we take it to a really, really small&#8230; and look, if you&#8217;re a computer engineer, I know that there are\u00a0going to\u00a0be some ways that this doesn&#8217;t relate perfectly, but if we think about it, in a lot of different ways, every one of our practices listening used to have data centers in their office.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And then we went to serverless software, and we were like, &#8220;Oh everything&#8217;s out in the cloud.&#8221;\u00a0Yeah, it\u00a0doesn&#8217;t\u00a0really exist.\u00a0It&#8217;s\u00a0just out there. But we\u00a0don&#8217;t- it\u00a0doesn&#8217;t\u00a0exist anywhere.\u00a0It&#8217;s\u00a0in the poofy white cloud out there, right? Well, no. I mean, we still needed a place for\u00a0all of\u00a0that data to be processed and stored. It just\u00a0doesn&#8217;t so\u00a0happen to be in that little box in your office.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah. We just moved Ronnie to college a couple of weeks ago, and I&#8217;m installing his TV on the\u00a0wall,\u00a0and it&#8217;s\u00a0just that\u00a0you plug the TV in and then connect it to Wi-Fi, and he has everything he needs right there. And\u00a0he&#8217;s\u00a0like, &#8220;Dad, what did you do in your days?&#8221;<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And\u00a0I&#8217;m\u00a0like, &#8220;Well, we had to have a satellite that brought it in, and then I had to plug it into the back of my TV, and I just had the one DirecTV. That was it.&#8221;\u00a0And that growth and that transition is actually part of the data center story.\u00a0So\u00a0folks, these are\u00a0basically buildings, a lot of them now in Texas, actually, Carrie and I were just driving out to West Texas recently. Judson, your good old area out there.\u00a0They&#8217;re\u00a0everywhere out there, and\u00a0we&#8217;re\u00a0going to\u00a0talk about like- There&#8217;s room.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">They&#8217;re\u00a0buildings that are packed with servers and storage and networking gear, all those things that used to be in your college dorm or in your office.\u00a0They&#8217;re\u00a0packed with all that stuff, and that building\u00a0basically runs\u00a0the internet, the cloud, and now AI. But\u00a0it&#8217;s\u00a0not just\u00a0AI.\u00a0It&#8217;s\u00a0all the other things. If you have a cell phone, if you have a smart device in your house, a Ring doorbell, if you log into your banking app, if you use any sort of device at home to say, &#8220;Hey, Alexa, turn on your lights,&#8221; that\u00a0is all going through a data center. All of it.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">You\u00a0can&#8217;t\u00a0turn off one app and feel like\u00a0you&#8217;re\u00a0not using a data center. Exactly.\u00a0Now, of course, given all of the things that are going on inside of that you do have to have cooling and water and energy.\u00a0And\u00a0so\u00a0we are\u00a0going to\u00a0get into that story a little bit about\u00a0kind of what\u00a0is\u00a0required.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Before we do that, Judson, and folks,\u00a0we&#8217;re\u00a0going to\u00a0talk here in just a second about why\u00a0it&#8217;s\u00a0expanded with AI.\u00a0So,\u00a0we&#8217;ll\u00a0get to that in just a second. But Judson,\u00a0maybe we\u00a0just start with like, where are they? The\u00a0answer\u00a0broadly\u00a0is\u00a0everywhere.\u00a0Right?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Everywhere that\u00a0there is space and everywhere that there&#8217;s money, essentially, right? I was\u00a0actually really\u00a0surprised at these numbers, and we can break it down a little\u00a0bit,\u00a0but the United States leads the world with over 4,400 data centers, okay? And we talked about this.\u00a0This was actually a quiz that we had\u00a0that I think we both got wrong originally is, one of the main areas is Northern Virginia.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">We call that the data center alley, okay?\u00a0So,\u00a04,400. And in fact, 80% of all new construction is U.S. as well.\u00a0So,\u00a0we&#8217;re\u00a0growing faster than anybody else, but Judson,\u00a0that&#8217;s\u00a0not the full story because while we have more, it doesn&#8217;t necessarily mean that we have that much more square foot, right?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">That&#8217;s\u00a0right. The surprising thing to both of us was that, and again, this is what&#8217;s reported, but China\u00a0actually falls\u00a0behind UK and Germany with somewhere between 370 and 420 reported data centers.\u00a0That&#8217;s\u00a010% or less of United States, and that really surprised us.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">What&#8217;s\u00a0interesting is from what we can tell, even though they have that many fewer data centers, the square footage is only about 50% of the United States.\u00a0So,\u00a0the estimate right now is that the United States has somewhere around six to seven million square feet in data centers. China&#8217;s somewhere between two and a half and three million square feet.\u00a0So,\u00a0their per data center square footage is a lot bigger.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah, absolutely, and there is a reason that these two are\u00a0the leaders\u00a0right now. I mean, obviously China is a communist party that can stand up whatever it wants, whenever it wants. The United States tends to be a very innovative, capitalistic society that stands things up as quickly as possible and finds innovation and whatnot, and as a result, these are the two leaders right now trying to win the AI race.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And\u00a0so,\u00a0I think that\u00a0is a really good segue as far as, like, where these things\u00a0are\u00a0and we&#8217;ll double-click a little bit on places like Texas here in a little while.\u00a0But on\u00a0where\u00a0these\u00a0things&#8230;\u00a0It&#8217;s\u00a0a good segue on why did AI kind of force the story or the narrative here?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Now, again,\u00a0we&#8217;ve\u00a0talked at length about how these things have been around for a long time. This is not just\u00a0some\u00a0new thing\u00a0as a result of\u00a0AI. Now, the difference is that if you think about the majority of apps that are being used,\u00a0the energy\u00a0usage or\u00a0the data\u00a0usage, I should say,\u00a0is\u00a0a little bit more cyclical, right? I mean, in parts of the United States where\u00a0everybody&#8217;s\u00a0asleep at the, the same time, Central Time Zone or whatever else, nobody&#8217;s googling stuff,\u00a0nobody&#8217;s\u00a0using their apps, et cetera, et cetera.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And\u00a0so,\u00a0you do have a cyclicality in the usage of a data center itself. AI changes all that, right? Because you have these two components of AI, and\u00a0I&#8217;m\u00a0going to\u00a0use some words that you might have heard on the news, but the ideas are training and inference. And\u00a0so,\u00a0what this means, folks, is that when you open your phone and you use Copilot or Grok or ChatGPT or Claude or any of these different models that are out there, those models have to be trained, and they have to be trained on data.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And that training is happening constantly.\u00a0So,\u00a0the model&#8217;s being fed data over and over and over again, and that training is happening all day long, which means there is no\u00a0cyclicality\u00a0use of the data center. There is no cyclicality in\u00a0the energy.\u00a0It&#8217;s\u00a0constant, right?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">The second piece of AI that makes it very constant is inference. And\u00a0inference\u00a0is when you actually use it.\u00a0So,\u00a0the training of the model is on the model side. Inference is when, hey,\u00a0I&#8217;m\u00a0actually\u00a0going\u00a0to\u00a0use the model to create something for myself, whether\u00a0it&#8217;s\u00a0a stupid looking video that I\u00a0come up with\u00a0or it&#8217;s\u00a0maybe support\u00a0for a presentation\u00a0you&#8217;re\u00a0going to\u00a0give.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Well, that\u00a0also is\u00a0constantly going on. Now there are downtimes obviously, but\u00a0what&#8217;s\u00a0happening a lot in businesses right now, listeners, is that people will turn on their inference at night, and it will work all night to\u00a0kind of\u00a0create\u00a0that for them.\u00a0So,\u00a0I think this in particular, Judson, is what spiked both the narrative but also the usage of data centers because AI is constantly working and never stops, and as a result, we do need more data center usage.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Absolutely. And\u00a0it&#8217;s\u00a0not slowing down. And this is a result of, I mean, again\u00a0it&#8217;s\u00a0all sort of self-fulfilling, right? I mean,\u00a0all of\u00a0this market growth that\u00a0you&#8217;ve\u00a0seen in the technology area, I mean, a lot of that has to do with exactly what\u00a0we&#8217;re\u00a0talking about here, right?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">It&#8217;s\u00a0investing so that these companies can keep up with demand\u00a0of\u00a0everything else that\u00a0they&#8217;re\u00a0building, that their consumers are using. And\u00a0so,\u00a0it is not slowing down. Exactly. Now, what we both agree on, listeners, Judson and I both agree on, is that\u00a0the technology\u00a0will continue to innovate.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">You see\u00a0an entrepreneur like Elon Musk stand\u00a0up\u00a0a data center in Tennessee in like no time, right? You see the accessibility of energy with things like solar, and the transmission of it is much higher.\u00a0So,\u00a0the ability to stand up and use data centers will get more optimized because\u00a0that&#8217;s\u00a0what we do as an economy.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But I agree,\u00a0we&#8217;re\u00a0going to\u00a0continue to\u00a0use\u00a0more and more and more. So, even with that optimization that might occur, we might need to stand up more. And I think the fears that are out there, which we\u00a0want to\u00a0address, listeners, and sort of\u00a0demystify some of these things, the\u00a0fears are if we have to use more data centers or data center usage, we really have a handful of things that are needed.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Number one is we\u00a0have to\u00a0stand them up, which requires steel, it requires concrete, it requires construction materials, labor, et cetera, et cetera. So that I think the\u00a0economy\u00a0broadly\u00a0can\u00a0handle from that perspective. But then it really uses two\u00a0sort\u00a0of natural resources. The first is water, which\u00a0we&#8217;re\u00a0going to\u00a0address, and the second is energy.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So,\u00a0let&#8217;s\u00a0start with water, Judson, because I think\u00a0that&#8217;s\u00a0probably the\u00a0one that\u00a0maybe people\u00a0are most concerned\u00a0with.\u00a0Let&#8217;s\u00a0put this in perspective.\u00a0You\u00a0want to\u00a0talk a little bit about how much water do they actually use?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Okay. Well, let&#8217;s- before we do that, why are we using water? Oh,\u00a0yeah.\u00a0That&#8217;s\u00a0a great idea.\u00a0So,\u00a0we are using water to cool.\u00a0That&#8217;s\u00a0right.\u00a0It&#8217;s\u00a0all about cooling. Now, we are going to have a listener on\u00a0that&#8217;s\u00a0talking about future developments that are happening, and\u00a0what&#8217;s\u00a0actually happening\u00a0now is a lot of these things are being put into the ground to create natural cooling itself.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But yeah,\u00a0you&#8217;re exactly\u00a0right. That is why\u00a0we&#8217;re\u00a0using\u00a0it\u00a0especially in places like Texas where\u00a0it&#8217;s\u00a0super, super hot right now. Yep. Especially right now.\u00a0It&#8217;s\u00a0Death Valley here.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah, so large data centers can consume somewhere between one and five million gallons of water per day, okay? And obviously, again, that is different based on climates.\u00a0It&#8217;s\u00a0different based on\u00a0facility\u00a0size. And\u00a0so\u00a0it can be completely different based on those things.\u00a0We&#8217;re\u00a0already seeing advances in this.\u00a0Like\u00a0you said,\u00a0they&#8217;re\u00a0looking at more underground units.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Unfortunately,\u00a0right now\u00a0there&#8217;s\u00a0this thing called latency as well, which is\u00a0basically response\u00a0time, getting data back and forth between the data centers.\u00a0So,\u00a0we\u00a0can&#8217;t\u00a0today\u00a0stick\u00a0data centers in Antarctica, right, where\u00a0it&#8217;s\u00a0really cold\u00a0and\u00a0use\u00a0no water. But they are getting more popular in cooler climates and again,\u00a0I&#8217;m\u00a0sure\u00a0that&#8217;s\u00a0something that will continue to change over time. But\u00a0yeah, there are your numbers, 1 to 5 million gallons per day for a large data center.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah, and\u00a0I think that they\u00a0are using now, again, just to demystify very\u00a0quickly,\u00a0they&#8217;re\u00a0using now recycled water, and\u00a0that&#8217;s\u00a0helping a ton as far as water usage. But really\u00a0let&#8217;s\u00a0demystify\u00a0it for this\u00a0for a second.\u00a0So,\u00a0on average right now, U.S. data centers use 17.4 billion gallons a year.\u00a0That&#8217;s\u00a0a lot. Like\u00a0that&#8217;s\u00a0just crazy, 17.4 billion gallons a year. Now, that 17.4 is difficult to break down between\u00a0what is AI doing versus what everything else is doing. But the reality is we have to have it no matter\u00a0what&#8217;s doing it.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So, if\u00a0you&#8217;re\u00a0concerned,\u00a0we&#8217;ve\u00a0already made the joke about almonds, which\u00a0use\u00a0considerably more, but if\u00a0you&#8217;re\u00a0really concerned, let me put some in perspective. U.S. golf courses use 531 billion, 30 times the water of data centers.\u00a0So,\u00a0if we&#8217;re really concerned, maybe we should stop eating almonds and stop golfing.\u00a0<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">That&#8217;s\u00a0going to\u00a0be a household battle. It is. Whether one partner gets to keep using TikTok or the other partner gets to keep playing golf. It is. Who\u00a0wins?\u00a0Yeah. Arm\u00a0wrestle, I guess.\u00a0Yeah.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">In addition, extending it even further, lawn and garden watering, just home lawn and garden watering so we can have pretty plants in our front yard.\u00a0We&#8217;re\u00a0not even in billions anymore. We are in 3 trillion, so 2,900 billion gallons versus 17 billion. I\u00a0can&#8217;t\u00a0even do\u00a0the math. Thousands of times more for lawn and garden watering. So especially as we talk about data centers, as they get better at using all these alternative methods,\u00a0it&#8217;s\u00a0going to\u00a0get even better.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But it is a fraction of a fraction of a fraction of water usage in the United States.\u00a0It&#8217;s just new and something to attack in a way, in reality, and people don&#8217;t know how to handle it.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So,\u00a0we&#8217;re\u00a0going to\u00a0talk about energy, but before we do that, Judson and I love Texas.\u00a0The stars at night\u00a0are big and bright. deep in the heart of Texas. West Texas is a wonderfully beautiful\u00a0place, if\u00a0you&#8217;ve\u00a0never been there before. And Carrie and I were\u00a0driving out\u00a0through West Texas this summer, and we saw this big data center out there, and\u00a0we&#8217;re\u00a0like, &#8220;That is an eyesore.&#8221; And I do think\u00a0there&#8217;s\u00a0an element where people are like, &#8220;Oh, it&#8217;s so ugly, it&#8217;s so ugly,&#8221; et cetera, et cetera. And I\u00a0don&#8217;t disagree\u00a0with that.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But\u00a0let&#8217;s\u00a0talk about land usage for a second, Judson. Currently, the existing data center buildings and sites plus\u00a0what&#8217;s\u00a0estimated to be built in the next year, take up about 1,400 square miles across the United States. The total idle farmland is 40 times that.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So,\u00a0I think\u00a0we&#8217;re\u00a0okay.\u00a0We&#8217;ve got\u00a0the land for it.\u00a0We do have to deal with, like, how do we actually get the water out there, and are we using it in the right spots, especially hot climates?\u00a0How do we get\u00a0the energy\u00a0out there as well?\u00a0But I do think we actually need to talk about energy as well.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And I think on energy, what&#8217;s really interesting is that at first glance, and we see this in Texas now, Governor Abbott has said, &#8220;Hey, you have to do an energy audit to prove that you&#8217;re not drawing on the energy of the population that you&#8217;re in right there.&#8221;\u00a0This is why they put moratoriums on them in a lot of places as well, which I think is very shortsighted.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But\u00a0what&#8217;s\u00a0interesting is a study just came out from the United States government that actually areas with data center growth are seeing lower overall electric rates by about 6% than areas without. And\u00a0I think it\u00a0lends itself\u00a0into\u00a0what&#8217;s\u00a0happening. This is\u00a0classic\u00a0Jevons paradox. Where they need power,\u00a0they&#8217;re\u00a0standing up power, whether\u00a0it&#8217;s\u00a0more LNG, more oil and gas, solar, wind, whatever,\u00a0they&#8217;re\u00a0standing up more of it, so\u00a0it&#8217;s\u00a0actually driving\u00a0the cost down for everybody in those neighborhoods.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So\u00a0that I\u00a0think\u00a0is important.\u00a0The creators of the data center should be responsible for creating their power, and many of them are.\u00a0In fact, the largest data center alley, like you mentioned, in northern Virginia, they had already stood up that huge wind farm off the coast, which some people believe is ugly, and it&#8217;s fine, I get it.\u00a0At the same time, they&#8217;re standing up their own power, and so what&#8217;s happening is it&#8217;s actually driving electricity costs down for those communities.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Well, and again, I think that this is a really good example of how we will adapt and how we will advance this to where some of the concerns that some people have today will be assuaged because we will just adapt. I mean, as an economy,\u00a0we&#8217;re\u00a0not going to not get this to where it needs to be, or\u00a0maybe going\u00a0back to our prior\u00a0point,\u00a0we&#8217;re\u00a0not\u00a0going to\u00a0stop using it.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Exactly. We\u00a0can&#8217;t, unfortunately. And one of my favorite things is Wells Fargo just came out with an excellent survey or an excellent data set, excuse me. These are real numbers. In counties with operating data centers currently- So these are your current ones that are already constructed. They have more housing units built.\u00a0They have overall higher home values, which actually drives property taxes for these areas.\u00a0They have lower\u00a0unemployment. These are numbers from Wells Fargo, not me. And they have more job growth.\u00a0Again, let me repeat that. More housing units built, better home values that are growing, lower unemployment, and better job growth.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Don&#8217;t\u00a0know what else you could ask, but what we see as an economy is where innovation\u00a0goes,\u00a0those things tend to occur.\u00a0So,\u00a0I think as long as our creators of these are doing so in a healthy and responsible way, which is where I think it&#8217;s helpful to see the government come in and say, &#8220;Hey, I want you to show me\u00a0that you&#8217;re not pulling on the energy of the electricity of the area.&#8221;\u00a0As long as\u00a0they&#8217;re\u00a0doing that, man,\u00a0there&#8217;s\u00a0some\u00a0really good\u00a0benefits that have come for those counties.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah. When you look at it,\u00a0it&#8217;s\u00a0just business. You know?\u00a0If we take the emotion out of it, and we really just look at it, it&#8217;s bringing businesses to areas that can use jobs and can use these types of things.\u00a0So,\u00a0there are huge positives to these as\u00a0well\u00a0and we\u00a0can&#8217;t\u00a0just focus on the negatives.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Now\u00a0we&#8217;ve\u00a0talked about this a little bit, and\u00a0we&#8217;re\u00a0going to\u00a0talk about this more in our next two episodes on data centers. But\u00a0let&#8217;s\u00a0talk a little bit about\u00a0the dollars. The dollars?\u00a0Yeah. Yeah, I think\u00a0that&#8217;s\u00a0a good idea.\u00a0The dollars that have gone into this, okay? Because\u00a0it&#8217;s\u00a0not small. No, no,\u00a0we&#8217;re\u00a0in the billions for sure.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">It&#8217;s\u00a0surging. And again,\u00a0I think this\u00a0is consistent with what we talked about with AI does require more because of training and inference. But\u00a0I&#8217;ll\u00a0give some past numbers, and then Judson,\u00a0maybe you\u00a0want to\u00a0talk about the growth going forward. But construction starts in 2023, about $15 billion in the U.S.\u00a0$15 billion\u00a0in 2023,\u00a0$27 billion\u00a0in 2024, so it doubled year over year.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And then it\u00a0almost&#8230;\u00a0Well, no, it did triple from\u00a02024 to 2025\u00a0to $77 billion in 2025.\u00a0So,\u00a0we&#8217;ve\u00a0gone in just the last three years from\u00a0$15 billion\u00a0to\u00a0$77 billion. Now it is important, we have talked about this at length, that the construction of data centers does require\u00a0concrete,\u00a0it does require\u00a0steel,\u00a0it requires raw labor. And\u00a0so,\u00a0this is one of the reasons we&#8217;ve seen small\u00a0cap\u00a0surge so much over the past few years.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So that is important to see that\u00a0it&#8217;s\u00a0actually feeding\u00a0itself into the economy, and much of the GDP growth that\u00a0we&#8217;ve\u00a0seen in the economy is a result of\u00a0these. Now, the question becomes, Judson, can we keep this pace up, this tripling\u00a0that&#8217;s\u00a0occurred from 2023 to 2025? What\u00a0say you?<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">No. We&#8217;re not going to keep tripling this number time after time. And I think that&#8230; and again, Brad talked about this on one of our story times with Brad and he related this to when we were expanding the fiber optics in the country and that there was this race to put in all these fiber optics all the way around the country.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And the reality is that at some point it got over-invested, and there were\u00a0probably a\u00a0lot of fiber optics that were laid in the ground that were never even actually used. Now,\u00a0I&#8217;m\u00a0not saying that\u00a0we&#8217;re\u00a0going to\u00a0go to that over-investment point. We tend to do that to a degree. And at some\u00a0point\u00a0there will be some exhaustion there when we get to the point of expansion enough or technical advancement enough to where we just\u00a0don&#8217;t\u00a0need this to continue at the rate\u00a0it&#8217;s\u00a0been, right? There&#8217;s\u00a0probably just\u00a0not enough investment for this to continue to double and triple every year\u00a0anyways.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Yeah,\u00a0it&#8217;s\u00a0going to\u00a0go up for sure. I mean,\u00a0they&#8217;re\u00a0saying $600 to\u00a0$1\u00a0trillion\u00a0of\u00a0investment over the next 12 months, which, who knows? Does it happen?\u00a0That&#8217;s\u00a0what&#8217;s\u00a0planned.\u00a0We&#8217;ll\u00a0see.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">What I do know is what we already said before is that as we have seen in the past,\u00a0they&#8217;re\u00a0going to\u00a0get more innovative.\u00a0They&#8217;re\u00a0going to\u00a0create models that\u00a0get to\u00a0answers more efficiently.\u00a0And ultimately, we&#8217;re\u00a0not\u00a0going to\u00a0just\u00a0triple to\u00a0the moon to where\u00a0there&#8217;s\u00a0a data center on every corner like a 7-Eleven.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">I mean, they will get to a spot where\u00a0we&#8217;re\u00a0using it much more efficiently, effectively. But I do think that we are going to see considerable growth over the coming years as we continue to stand these up, which maybe lends\u00a0into\u00a0a little bit about the episode we talked\u00a0about of\u00a0the potential growth in the stock market and small caps.\u00a0We&#8217;ll\u00a0see. It will be interesting.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">But\u00a0assuming that\u00a0we start to see the benefits from AI in the broader economy\u00a0continue\u00a0there&#8217;s\u00a0no\u00a0reason why\u00a0we\u00a0won&#8217;t\u00a0see continued growth.\u00a0But of course, we\u00a0can&#8217;t\u00a0triple and triple and triple and triple.\u00a0That just\u00a0wouldn&#8217;t\u00a0make sense in the broader economy.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Well, and I think\u00a0&#8211;\u00a0and you make a good point, when you\u00a0were\u00a0talking earlier about the things that\u00a0have to\u00a0go into a data center,\u00a0concrete\u00a0and construction and all these different things. And\u00a0we&#8217;re\u00a0going to\u00a0talk\u00a0more on these next couple\u00a0episodes\u00a0about how data centers&#8230;\u00a0Because people- in I think clients&#8217; minds,\u00a0they&#8217;re\u00a0like, &#8220;How do I invest in this growth in data centers?&#8221;<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">And in a lot of ways, just by your broader investing,\u00a0you&#8217;re\u00a0investing in the growth of these data centers because you may own that construction company\u00a0that&#8217;s\u00a0building one. You may own that concrete company\u00a0that&#8217;s\u00a0selling concrete.\u00a0You may own all of these different things that are going into this.\u00a0And\u00a0we&#8217;re\u00a0going to\u00a0talk about that more.<\/span><span data-ccp-props=\"{&quot;335559739&quot;:360}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">So,\u00a0Hunter, because we are\u00a0essentially two\u00a0data centers right here, I\u00a0don&#8217;t\u00a0want to\u00a0go on too long with this episode.
